Case Study: Refurbishment Services

Industrial Unit No’s 1-8 Carrwood Industrial Estate, Chesterfield.

Project Description

Zenith were appointed to handle the complete strip out and refurbishment of several industrial units including warehouse and office areas on the Carrwood Industrial Estate, Chesterfield.

All units were vacant whilst works were carried out ready for the new tenants. Alterations made by the previous tenant were stripped back, fixtures and fittings removed and the unit restored to its original state, including mechanical and electrical services. Unit 8 underwent a full demolition including isolation of all utility connections and reinstatement of hard standings.

This contract involved works from floor to ceiling. Roof coverings were replaced, partitions removed, general internal repairs and redecorations.

Externally, existing damaged vehicle roller shutter doors were removed and replaced with new. In addition, external façades were rendered where required and redecorated to improve the unit’s appearance. Powder coated barriers were installed around the perimeters of the building. Parking bays were restored, old markings were burnt off and fresh lines were laid highlighting parking spaces, disabled parking, walkways throughout and designated forklift areas.

Internally, a new increased power supply was installed, including the installation of new air conditioning systems. The office accommodation was stripped back and new suspended ceilings and floor finishes fitted. Existing toilet facilities were improved with the installation of new sanitary ware, plastering works and new cubicles. Zenith installed a wet room with Doc M pack installed to create a Disabled WC / Shower area in line with current regulations.

On completion of the works, we undertook a separate t-out contract direct with the incoming tenant amounting to in excess of £600,000. The final result was a light, bright, modern industrial unit, finished to the highest standards, with increased access, additional power and enhanced facilities.
